1. BRIEFING STAGE
An initial consultation will be held which will enable us to understand the scope, design and aesthetic of your project. Upon receiving brief and user need requirements (business policies, technology, safety, future change and departmental growth, personal requirements, budget, time constraints, filing, artwork), a brief walk-through of the existing site is essential in the beginning of the design process to review current space utilisation, organisational relationships and related staffing issues. We will follow this up with a project and fee proposal detailing your requirements and our recommendations along with a proposed timeline and outline project costs as required.
Upon agreeing the terms of appointment, a visit to the proposed site will be conducted and documented for project commencement.
2. PRELIMINARY DESIGN
In this schematic phase, space planning and furniture layouts will be developed with consideration to the design concept, the site’s structure and spatial configuration. Circulation patterns, minimum clearances, and area tabulations will be considered and applied to the floor plan. Rough sketches and elevations will be created, the development of preliminary furniture and finish ideas, which will then be presented to the client for initial review and revision.
Thereafter we will coordinate with other consultants and necessary third parties such as local authority planning departments to ensure that the mechanical, electrical, structural, and telecommunication design solutions are compatible with proposed plans.
3. FINAL DESIGN
In collaboration with the appointed building consultants, we will further develop and make final revisions to the chosen design scheme. These final design development documents will illustrate the refinement of the design, confirming relationships, forms, size and appearance of the project through plans, sections, elevations, and 3D renderings along with specifications of the details: furniture, finishes, fabrics, light fixtures, etc.
A formal presentation will be made and the client’s approval will be obtained before proceeding to the next phase.
4. CONSTRUCTION DRAWINGS
At this stage of the design process, we will focus on communicating the design and providing all information necessary for building.
The design will be translated into the technical language of the contractor. Working drawings and specifications will be prepared which define all of the materials that will be incorporated into the building, their locations, and installation instructions. Some design work also takes place during this phase. Additionally, light fixtures as well as finish materials are chosen.
5. TENDER STAGE (IF REQUIRED)
If required, our project manager will invite tenders to bid for the project.
Having obtained the tenders for the project, we will begin the analysis process, liaising with contractors in order to evaluate the proposals and make reccomendations. Integrating all third party costs, FF&E and tenders, we will then calculate an overall projection of costs for the project which we will discuss with you, enabling us to agree the most suitable contractor for the project.
